Balmain Childcare Centre is an adaptive re-use of two adjacent heritage listed industrial buildings in Beattie Street, Balmain.

The project comprises extensive internal modifications of loadbearing walls and the formation of a basement carpark below the building. STRUCTURE designed and documented the extensive temporary works required to support the building during the excavation for the new basement as well as the permanent reinforced concrete transfer slabs that ultimately supported the entire building over the basement level carparking. A detailed construction methodology staging plan was developed by us to ensure that the complexities of the load transfer staging were understood by the head contractor.

A detailed analysis of the original 1880’s steelwork was undertaken to establish if the main columns had capacity to support additional loads from the building without the need for undesirable strengthening of the heritage fabric.
